Understanding the Market
An important part of my job is client education. I am always happy to take the time to discuss what’s happening in the real estate world, nationally, regionally, and locally. Santa Fe’s housing market is as unique as the City itself! Since this is my full time career, staying up to date on current market trends is essential to my success. Sharing pertinent market analysis and insight is one of the ways I help my Buyers make informed decisions and move forward with confidence on their purchases.
Making an Offer
After the appropriate preparation, we will start looking at possible properties. When you find the right property, it’s time to make an offer. The basic Purchase Agreement in NM is at least 18 pages long, but can grow to more than 50 pages, depending on the property and the terms being offered. Now more than ever, it is important to have a knowledgeable professional on your team to help make sure your best interests are being served. I strive to help clients understand the offer process before putting pen to the paper. This way they can feel informed and protected when the time comes.
Under Contract
Once an offer is negotiated and accepted, the Buyer and Seller are “Under Contract.” What this period will look like is dependent on the accepted terms of the Purchase Agreement. Inspections, appraisals, title work, and securing the funding all happen during this period. Sometimes it’s smooth sailing, other times it can be a bumpy road. While continuing to serve my client’s best interests, I work diligently to keep things running smoothly. I do this by keeping an open line of communication and helping coordinate efforts between all parties involved in getting the deal closed.
